What’s in the sale, what isn’t, the rent the building produces today, and the opportunity on the vacant top floor. We present it plainly and keep potential income separate from current income.

- Café operating assetsThe ground-floor café setup, reopened under the buyer’s own café brand.
- xTribe coworking and studiosThe second-floor coworking business, its podcast and creative studios (including the East Wing), and the xTribe brand.
- yTribe, a proposed brandA brand concept prepared for the building. It is not operating and has no revenue.
- Leasehold interestsDocumented, transferable master-lease and subtenancy interests, subject to landlord approval.
Not included
- Real estate ownershipThe building itself is not for sale.
- The Awakening brandThe Awakening name, trademark and franchise rights stay with the seller.
- Awakening Hermosa BeachThat separate location is not part of this sale.
- Signature recipes and drink namesSpecified Awakening signature recipes and drink names are excluded.
- The storefront tenants’ businessesPlatinum Cuts Barber Shop and Wished LA Craft Store are independent tenants, not assets in the sale.
The final list of included equipment, domains, software, accounts, recipes and contracts will be set out in written schedules during diligence. Neither xTribe nor yTribe is presented as a registered trademark.
Current rent versus potential rent
Storefront rent is being paid today. Third-floor rent is an asking figure for a floor that is currently empty.
Paid by the two ground-floor storefront tenants. Approximate figure reported by the owner and not yet independently verified. Lease terms, the rent split and transferability will be provided for review in diligence.
Owner-reported asking rent for a floor that is vacant today. Leased for a full year, it would bring in up to $36,000 gross. That figure is hypothetical and comes before utilities, improvements, commissions, free rent and vacancy.

What this does not include
- No East Wing upside. The East Wing is already part of xTribe, so hypothetical East Wing rent is not counted on top of xTribe’s revenue.
- No stacking of third-floor uses. Leasing the floor and running it as yTribe are alternatives. Their income is never added together, and no yTribe revenue is modelled.
- No use is represented as approved. Offices, fitness, wellness or any other use requires the buyer to verify permitted use, occupancy and access.
Café and xTribe operating information
Detailed operating information is available to qualified buyers. We share it after an initial conversation and a confidentiality agreement, not on this public site.
We don’t describe the business as audited, passive or guaranteed to be profitable, and nothing here is a forecast. Qualified buyers can review the underlying records during diligence.
